Roof Repairs
Repairs from Gosford to Toukley, where corrosion near the lakes and the ocean, and storm damage, cause most failures.

Nobody re-roofs a house for fun. It happens when the pattern changes — when the leaks stop being one failure and start being the roof telling you it is finished. The usual tells: ridge pointing crumbling along every line at once, rust reaching the screw holes so there is nothing solid left to fix into, tiles that break under a boot, or soft battens where water has been sitting for years.
If you are at that point, call (02) 4307 5050. We will inspect the whole roof, including the roof space, and put a written number in front of you with no obligation attached.
The Central Coast is not one coastal environment. It is three, and a re-roof specified for the wrong one is money wasted.
Open ocean — Terrigal, Avoca Beach, Copacabana, Shelly Beach, The Entrance and the ocean side of the Bouddi Peninsula. Within roughly 100 metres of breaking surf, BlueScope's roofing guidance moves past painted steel entirely and points to stainless. From about 100 to 200 metres, COLORBOND Ultra is the nominated grade. Fasteners to AS 3566 Class 3 are not intended for use within 400 metres of the ocean or other severe marine influence, which puts Class 4 as the practical minimum across most of that strip.
Brackish and sheltered water — Tuggerah Lake, Budgewoi Lake and Brisbane Water, so Long Jetty, Berkeley Vale, Toukley, Woy Woy, Ettalong Beach, Davistown, Saratoga and Hardys Bay. Calm marine water carries its own distance thresholds in the selection tables. It is humid, it is sheltered, and sheltered means unwashed. A lakeside re-roof that gets inland hardware will have corrosion at the laps and gutter line long before its time.
Bushland hinterland — Ourimbah, Lisarow, Narara, Niagara Park, Wyoming and West Gosford. No salt worth specifying for, but heavy and continuous leaf load, steep blocks, long runs of valley and real volumes of water coming off the roof in a downpour. Here the money goes into valley detail, gutter capacity, downpipe sizing and keeping debris out.
Both are valid. The choice usually comes down to the house rather than the suburb.
Tile suits the existing brick-and-tile stock across Gosford, Erina, Green Point, Bateau Bay and the 1980s estates. Tiles do not corrode, which matters near water, but every piece of metal associated with them does — valley irons, flashings, fixings, gutters. A tile re-roof is only as coastal as its hardware.
Metal suits lighter framing, lower pitches, wide-eaved rebuilds and anything where weight on the structure is a question. It is the common answer on renovated fibro cottages because the original frame was never built for tile. It also sheds leaf litter far better, which matters on a bush block at Lisarow or Killcare.

Work is carried out by established, licensed and insured roofing contractors working to NSW Fair Trading requirements.

A very large proportion of the original stock around Woy Woy, Umina Beach, Ettalong Beach, Toukley, Budgewoi and the older pockets of The Entrance is fibro, and fibro from that era frequently means bonded asbestos in the roof sheeting, eaves or both.
It changes the job, but it does not stop it. What it changes:
We identify what is present during the inspection and set the removal path out in the quote, so you are not finding out about it mid-job.
A re-roof on a house you do not live in is a logistics problem as much as a roofing one. We work to that reality: access coordinated with your tenant or agent, progress photographed, decisions put to you in writing by email, and the make-good documented at the end. You do not need to be standing in the street at Saratoga to approve a batten replacement.
Roof area and pitch set the base. After that: material and grade, how far the truck and ladder can get, scaffold requirements on a steep block, whether battens or timber need replacing, whether asbestos removal is in scope, and whether gutters are going on at the same time.
We will not quote a re-roof over the phone, and we would be guessing if we did. The inspection is free, the quote is written and itemised, and the decision is yours in your own time.

If you are not certain a full replacement is needed yet, start with a roof inspection and written report, or read about roof restoration, which is often the cheaper answer when the tiles themselves are sound. You can also check your suburb on the service areas page.

Learn more →Patching wins until the faults stop being separate events. Once the same roof has been repaired three or four times in different places, or the pointing has failed along every ridge at once, you are paying call-out after call-out for a surface that is finished. A re-roof is a large single number, but it resets the clock and takes the fixings, flashings, valleys and gutters with it. We will tell you honestly which side of that line your roof sits on.
It does, and more than most people expect. Sheltered brackish water is treated as its own exposure category in steel selection, separate from breaking surf, because salt-laden air sits against metal in humid, slow-drying conditions instead of being rinsed off by driving rain. A re-roof on a lakeside block gets corrosion-rated fasteners and flashings as standard, not as an extra, and the gutter and valley hardware is chosen the same way.
A straightforward single-storey house is usually a matter of days rather than weeks, but the honest answer depends on roof area, pitch, access and weather. Work is staged so the house is never left open overnight: a section is stripped, dried in and sheeted before the next section is opened up. If a front is coming through, we stop at a weatherproof point rather than pushing on.
It is handled as regulated waste from the start. In NSW only a licensed asbestos removalist may remove more than 10 square metres of non-friable material, and friable material always requires a licensed removalist. Nothing is broken up, swept or pressure-washed. Central Coast Council takes household asbestos at the Buttonderry facility at Jilliby and at Woy Woy, by prior booking, and only when the material came from inside the Central Coast LGA. We set out the removal and disposal path in the quote so there are no surprises.
Yes. Pre-settlement and immediately-post-settlement re-roofs are common here, particularly on older beach cottages where the building report flagged the roof. We can inspect before you exchange so you know the number, then book the work for after settlement. Everything comes to you in writing with photographs, which is useful whether you are negotiating or budgeting.
