Roof Repairs and Re-Roofing Across the Central Coast

From the surf at Terrigal to the brackish shallows of Tuggerah Lake and the leafy valleys behind Ourimbah, we quote roofs on what they are actually exposed to. Free inspection, written report, no obligation.

A stain on the ceiling, or a call from the neighbours

Most people find us one of two ways. Either there is a brown ring spreading across the lounge room ceiling after a wet week, or someone has rung from the other end of the Coast to say the tarp blew off the holiday place at Hardys Bay. Both are urgent. Neither is improved by waiting for the next front to come through.

Call (02) 4307 5050 and we will get a roofer up there, look at the whole roof rather than just the wet patch, and send you photographs and a written quote. The inspection is free and there is no obligation attached to it.

The Coast is three roofing environments, not one

Most roofing advice written for "the coast" assumes one condition: salt spray off the surf. That covers maybe a third of the houses between Budgewoi and Killcare. The Central Coast is unusual because it stacks three genuinely different exposures inside a thirty-minute drive, and a roof specified for the wrong one fails early.

Open ocean

Terrigal, Avoca Beach, Copacabana, Shelly Beach, The Entrance and the Killcare side of the Bouddi Peninsula take salt directly off breaking surf. Here specification beats everything else. Fasteners to AS 3566 Class 3 are not meant to be used within 400 metres of the ocean or other severe marine influence; Class 4 is the practical minimum inside that band. Get the screws wrong and the sheets outlast the things holding them down.

The brackish lakes and waterways

This is the exposure people underestimate. Tuggerah Lake, Budgewoi Lake and Brisbane Water are calm, warm, salty and slow to dry. Around Long Jetty, Berkeley Vale, Toukley, Woy Woy, Ettalong Beach, Davistown and Saratoga the air carries salt but the rain does not scour it off the way it does on an exposed beachfront. Salt accumulates in the unwashed places — under eaves, behind a parapet, inside the gutter line — and works away quietly. We regularly see lakeside roofs in worse condition than ones two streets back from the surf.

The hinterland

Ourimbah, Lisarow, Narara, Niagara Park, Wyoming and West Gosford have no salt problem worth naming. They have gums. The work there is leaf load, blocked valleys, overflowing gutters on steep blocks, and water finding its way back under the sheets because the roof cannot shed what is sitting on it.

Fibro shacks, brick veneer and lakeside rebuilds on the same street

Housing stock here changes house by house. An original asbestos-era beach shack can sit between a 1980s brick-and-tile home and a rebuilt waterfront place with a wide-eaved metal roof. That means the right answer on one roof is the wrong answer next door, and it means the age of the building tells you almost nothing until someone has been up there.

Older fibro cottages bring an extra step. Asbestos cement is common in roofs and eaves from that era, it must not be pressure-cleaned, and the rules for who may remove it are set by quantity, not by trade. We identify it, say so plainly, and set out the compliant path before any work is priced.

Houses nobody is watching

A large share of Central Coast roofs belong to someone who is not there. Holiday houses, long-term rentals, places inherited and kept, homes a buyer has walked through exactly once. The failure mode is different: nobody notices the drip, so the first anyone hears about it is sagging plaster or a smell in the hallway months later.

For those properties we work the way the owner needs us to — access arranged, findings photographed, condition explained in writing, quote attached. The same applies to pre-purchase roof checks, where the question is not "is it leaking today" but "what is this roof going to cost over the next five years".

What we do

A quiet residential street at dusk, modern homes with tile and metal roofs, a waterway and distant ridgeline catching the last of the light.

Honest about price

Nobody can price a roof over the phone. What we can tell you is what moves the number: roof area, pitch, the material going on, how hard the site is to get a truck and a ladder to, and how far the damage has already spread past the visible symptom. Corrosion-rated hardware near the water costs more than standard inland hardware, and it is not an upsell — it is what makes the roof last.

Work is carried out by established, licensed and insured roofing contractors working to NSW Fair Trading requirements, and every completed job carries a written workmanship warranty.

My place at Long Jetty is nowhere near the surf, so why has the roof rusted?

Because sheltered water is its own corrosion environment, not a mild version of the beachfront. BlueScope specification tables list calm marine water separately from breaking surf, with its own distance thresholds. Around Tuggerah Lake and Brisbane Water the air carries salt, humidity stays high and sheltered roof areas dry slowly, so the salt sits on the metal instead of being washed off by driving rain. Unwashed areas under eaves, behind parapets and inside gutters go first.

Nobody lives at the property full time. How do you inspect and quote a holiday house?

This is normal work for us on the Coast. We arrange access with you or your agent, inspect the roof and gutters, photograph what we find and send a written report with the quote so you can make a decision without standing on the driveway. If a tenant or caretaker reports a leak, we can attend, make safe and report back the same way. You only need to be on site if you want to be.

The house is original fibro. Can the roof be worked on at all?

Yes, but the sequencing matters. In NSW a homeowner or unlicensed tradesperson may only remove less than 10 square metres of non-friable asbestos; above that a licensed asbestos removalist is required, and friable material always is. Asbestos cement must never be high-pressure cleaned. Central Coast Council accepts household asbestos at the Buttonderry and Woy Woy waste facilities, by prior booking and only if it came from within the Central Coast LGA. We tell you which category your roof falls into before anything is touched.

Tile or Colorbond for a rebuild at Copacabana or Killcare?

Both work if they are specified for the exposure. Within about 100 metres of breaking surf, BlueScope puts roofing in its most severe band and points to stainless rather than painted steel. Between roughly 100 and 200 metres, COLORBOND Ultra is the nominated grade. Tiles do not corrode, but their fixings, valley irons, flashings and gutters do, so a tile roof near the water still needs the same hardware discipline as a metal one.

What actually changes the price of a roof job here?

Size and pitch first, then access, material, and how far the damage has travelled past the obvious spot. A single-storey Woy Woy cottage on a flat block is a different proposition to a steep split-level at Killcare with a bush driveway and no truck access. Corrosion-rated fixings and flashings cost more than standard inland hardware. We put the numbers in writing after the inspection, with the costs itemised, and we never price a roof from a phone call.
