Kincumber runs from the Kincumber Broadwater up towards the bushland of Kincumber Mountain, and that climb is the whole story for roofs here. Down near the water it is a brackish, humid, sheltered environment. Up on the slopes it is eucalypt canopy, leaf load and steeper access. Plenty of properties sit squarely between the two.

What that split means in practice

Lower streets

• Gutter trough corrosion from permanently damp salty residue — the most common job we do on this side of the suburb.
• Fasteners and brackets corroding before the sheeting does.
• Unwashed areas under eaves and on sheltered elevations going first.

Higher streets

• Valley irons rusted from underneath where bush litter has packed in.
• Gutters losing half their capacity to compacted leaves and bark, then overflowing backwards into the eaves.
• Moss and lichen on shaded tile faces, keeping the surface and the ridge bedding damp.

Restoration versus replacement

A Kincumber tile roof of that era is often a restoration candidate rather than a replacement. Faded, mossy and badly pointed is not the same as finished. Roof restoration — clean, replace broken tiles, rebed and repoint every ridge and hip, then recoat — resets it at a fraction of replacement cost, provided the valleys and gutters are dealt with at the same time.
