Saratoga sits on the peninsula pushing out into Brisbane Water, which means water on more than one side of most of the suburb and very few properties far from it. Add the rising ground through the middle and you get a mix of flat waterfront streets and blocks with a real slope to them.

The water is calm and brackish, and that is its own exposure category in the published steel selection guidance, with thresholds measured separately from breaking surf. Sheltered, humid and slow-drying is a harder environment for roof hardware than most owners expect.

Waterfront homes have more metal than they think

A modern waterfront build has wide eaves, big spans, multiple roof planes, balconies, and a great deal of flashing and capping. Every one of those components needs to be in the same grade as the sheeting, because the roof fails at the weakest piece of metal, not the strongest.

Three specifics we check carefully here:

• Unwashed areas. Under wide eaves and on sheltered elevations, salt accumulates and is never rinsed. These are the sections that corrode first on a well-built roof.
• Fasteners. Corroded screws and brackets are routinely the finding that matters on a Saratoga inspection, not the sheeting.
• Box and valley gutters between roof planes, which carry a lot of water and send it inside when they block.

Older stock and holiday houses

Alongside the rebuilds there is plenty of original fibro and postwar cottage stock, some of it used as weekenders. For properties that sit empty, a periodic written roof inspection is cheap compared with finding a slow leak at the end of a wet season.
