River flats and an old town centre

Wyong sits on the Wyong River, inland of the lakes at the northern end of the Coast, with an older town centre, the racecourse, and newer estates spreading west. The housing spans a long period: weatherboard and fibro cottages from the town days, postwar and 1970s brick, 1990s estates, and recent builds with metal roofs.

Wyong is far enough from the lakes and the ocean that marine specification is not the main driver here. The drivers are rain, river-flat drainage and the age of the older stock.

Rain volume, not salt

This end of the Coast catches serious rainfall, and the river flats do not shed it quickly. For a roof, that puts the pressure on drainage rather than on corrosion.

What we look at:

• Gutter fall and capacity, checked with a level along the full run rather than eyeballed.
• Downpipe sizing and discharge point. On flat ground, water that comes over the lip stays where it lands — against the wall, in the garden bed, around the slab edge.
• Valleys, which pack with debris from the mature trees in the older streets and then rust from underneath.
• Box gutters on commercial-style and skillion roofs, which flood inwards rather than overflowing outwards.

The older houses

The town cottages and postwar homes bring the usual list: ridge pointing gone chalky, slipped and cracked tiles, flashings at chimneys that have lost their seal, and in the fibro-era houses, the possibility of asbestos cement sheeting in the roof or eaves.

Where asbestos is present it is never pressure-cleaned, and NSW rules set removal by quantity — a licensed removalist above 10 square metres of non-friable material, and for any friable material. Central Coast Council takes it at the Buttonderry facility at Jilliby and at Woy Woy, by prior booking, for material generated within the LGA. We identify it at the inspection and set the route out before quoting.
