What goes wrong on a newer roof

• Flashing and penetration detail. Skylights, vents, solar feet and flues are where most leaks on a recent roof originate, not the sheeting.
• Low-pitch sections on alfresco areas, porticos and garage links, which are frequently at or below the minimum pitch for the profile fitted.
• Gutter capacity and fall. Estate housing often has a large roof area discharging through a small number of downpipes. In a heavy burst, the gutter cannot clear it fast enough and the water goes backwards into the eaves.
• Fasteners and washers on exposed elevations, where the rubber perishes before the steel does.
• Debris from established trees on the older streets, blocking box gutters and valleys between roof planes.

Tuggerah is far enough from open water that marine specification is not the driver here that it is at the lake and ocean suburbs. If someone has quoted you a coastal grade upgrade for a house in a Tuggerah estate, ask them why. We specify to the actual exposure, and part of that is not selling hardware you do not need.
