A valley suburb with a forest above it
Narara runs along the creek flats and up the slopes on either side, with Strickland State Forest reached by Mangrove Road at the top end and the Central Coast rail line through the middle. It is a leafy, shaded, heavily treed suburb, and that is the single biggest influence on what happens to roofs here.
Housing is mostly 1960s to 1980s brick and tile, with older fibro cottages scattered through the lower streets and larger blocks as you climb.

What the canopy does
Three things, in order of how much they cost you:
Valleys pack up. Gum leaves, bark and seed capsules compact in the valley, hold water against the iron, and rust it through from underneath. By the time the ceiling stains, the valley has usually been failing for years.
Gutters stop working before they look full. Compacted debris at the bottom of the trough reduces capacity long before the gutter appears blocked from the ground.
Moss and lichen take hold. Shaded roof faces under a canopy stay damp enough for continuous growth, which keeps the tile surface wet, accelerates surface breakdown and keeps the ridge bedding damp.
What tends to be the right fix
Most Narara jobs come down to drainage rather than the roof covering. Clearing and replacing valley irons, resetting and replacing gutters with proper leaf guard, and making sure downpipes are sized for the catchment and actually discharging somewhere useful.
Where the tiles are tired but sound — faded, mossy, with crumbling pointing — roof restoration is usually better value than replacement, provided the valley and gutter work is done at the same time. There is no point recoating a roof that is going to keep leaking at the valley.
Older fibro cottages
Some of the original stock in Narara is fibro from the asbestos era. If that is your house, the work is still perfectly doable, but it never gets pressure-cleaned and the removal rules are set by quantity. We identify it at the inspection and explain the compliant path before anything is priced.

We also cover Lisarow, Niagara Park and Wyoming — see the service areas page for everywhere else.
