Orchard flats and wooded slopes

Lisarow sits at the northern end of the Narara valley, on ground that was horticultural country long before it was suburban. You can still read that in the block sizes: wide flat lots along the valley floor, larger semi-rural holdings on the rises, and heavily wooded slopes behind them.

Roof stock runs from original fibro and weatherboard cottages through to 1970s and 80s brick-and-tile and newer metal-roofed builds on the bigger blocks. Three generations of roof on the same road.

Big roofs, big trees, big water

On the larger Lisarow blocks the roof areas are generous and so are the trees. Two consequences follow.

Catchment. A large roof moves a surprising volume of water in a downpour. Undersized downpipes, or downpipes discharging straight onto a slope, create problems at the footings as well as at the gutter.

Leaf load. Continuous eucalypt drop packs valleys and gutters year round, and the shade keeps that material damp so it compacts rather than blowing out. Valley irons rust from underneath. Gutters overflow backwards into the eaves.

That is why most of our Lisarow work ends up being gutter and valley work rather than roof covering replacement.

Rural-edge roofs have their own issues

On the semi-rural blocks we also look at:

• Long sheet runs on sheds, carports and extensions, where the fixings and laps matter more than the sheet.
• Low-pitch skillions added over the years, frequently below the minimum pitch for the profile that was used.
• Flashings at the junction between an older house and a later addition, which is where many Lisarow leaks actually originate.
• Tank and downpipe connections, which block at the first bend and are never checked.

We inspect the whole roof and the drainage, photograph what we find, and give you a written itemised quote with urgent items separated from the ones that can wait a season. If the tiles are tired but sound, we will talk about restoration; if they are finished, about replacement. No pressure either way.
